We Bought A Flip

We have a summer project. The kind of summer project that requires loads of work… We purchased this flip off-market when another agent in our real estate office contacted us and asked if we’d want to buy this house before he officially listed it. The price couldn’t have been better and we knew that even if we just hooked it up to sewer and redid the electrical we’d make money. Our thought for this flip wasn’t to make it perfect, it was to do as much as we could while AJ had the summer off and to make it financable for a conventional mortgage (we buy all of our investments with commercial loans with our local bank we have a relationship with).

We knew we’d need to have the kitchen and baths redone, roof and electrical replaced and the house tied into city sewer. Everything else was negotiable as far as making it financable so we are doing what we can with the time we have and hire out as much as we could. Without further ado, here is the very rough house:

I’m excited to come back and share with you some progress photos. The kitchen is already looking significantly different. Think raw hardwood floors, completely painted and cabinets roughly set in with appliances. More later… 🙂
